NEW: West Valley Inn Goes Back on the Market

West Valley Inn is back on the market. As GoLocalProv first reported on Saturday, the proposed sale between the Correia family and the DiBiase group collapsed.

Frank DiBiase, Jr., told GoLocalProv.com on Friday evening that the deal "did not work out.” He reiterated that he had nothing bad to say about the sellers, but that they are walking away.

“We never signed a purchase and sale," said DiBiase.

The DiBiases own the Spring House on Block Island and the Atwells Restaurant Group, which owns many restaurants on Federal Hill in Providence.

At 9:00 pm on Friday night, the Correia family announced the restaurant would close immediately. The family has owned and operated the restaurant for more than 40 years.

The listing with Butler Realty Group is as follows:

"The two buildings (20,000 sf & 30,000 sf on separate lots) house 6 function rooms, 5 with bars, all separate entrances and bathrooms. There are four kitchen areas. There have been inquiries for leasing parts of the building with some variation of the 4 businesses. The facility is well cared for, code compliant, and generally in very good shape. Many of the skilled workers, customers, and functions would come back given the opportunity.  Investors may be interested in buying as an investment and lease to various experienced operators.

Any or all of the four businesses could be quickly operational. Buy and lease out while developing excess land; can be subdivided. Do the math - only $1,500,000.

In addition to the West Valley Inn businesses they were designed for, the buildings are adaptable to many uses such as senior or child daycare, church, school, warehouse, or they could be converted to housing. The acreage could be developed for one or several housing concepts from single story to high rise. Depending on how developed, this site could take approx. 100 units.  The 11.88 acre property is able to be subdivided, has city sewers, water, and gas and significant town road frontage.

This property could be leased for cash flow while a proposed development plan is going through approval process. It could be built out in phases, or portions could be sold off. There are a myriad of possibilities this property offers. Anyone with interest in leasing, investing, operating, or developing all or a portion of the property should view the listing on Butler Realty Group on Facebook, or direct link or on Google Maps.
